Remember this, in every pre-construction condo purchase, there are people who are making a lot of money, some money and there are some who lose money. If you buy a condo unit in a Platinium VIP stage, that is a guaranteed win. that is the lowest possible price per square foot for that condo. The next level after that is, VIP agents event, the prices will go up 10-12% and most units are sold in this stage, but these buyers make less money, compared to investors who purchased in the Platinium VIP stage.

 

Where to Buy: Master Plan Developments

Invest in areas that are up and coming and they are growing. For example, Highway 7 and Jane was not an attractive location a few years ago, then they announced the massive “Transit City Condos”; next you see the expansion of TTC. now that place is booming. The first tower in that area sold for $600/sqf , second tower went for $650/sqf, thirst $700/sqf and it keeps going up and up and up.

so see the trend, go where there is not much going on right now, but it is developing and growing. Another signal to look for is when there is a Master Plan for an area, try to get in early for the first few towers. Another example is M City Condos in Mississauga. same story first tower sold for a much lower price than second and third.

The most in-demand Condo units for the rental market is  “2 Bedroom and 2 Bathroom with Storage and Parking”, this is gold. If you have one of these units you know how popular they are, you list them today, you will get 50 application tonight. so why not invest in one? If you see a 2 Bed + 2 Bath with Storage and Parking get it fast. it is the best investment
